In-Home Consultation & Needs Assessment

We start by visiting your home to understand your goals, budget, layout, and lifestyle. This helps us create a renovation plan tailored to your space and vision.

Step 02

Proposal Process

We believe in full transparency and clear communication, especially when it comes to pricing, scope, and expectations. Our detailed proposals help you avoid costly surprises and give you full confidence in your renovation investment.

What Sets Our Proposals Apart?
Unlike many “low-cost” or volume-focused contractors, Nova Décor provides a comprehensive scope of work with precise material specifications, quantities, and professional services included.

Clear Material Specifications
Our proposals don’t just say “pot lights” or “baseboards”—we define what kind, how many, and what quality.

Examples of the details we include:
✅ Lighting Fixtures – e.g., “10 x 4” LED pot lights with dimmable drivers”
✅ Baseboards – e.g., “5” premium-profile MDF baseboard with caulking and painting included”
✅ Door Trim – e.g., “3.25” colonial casing trim in all door openings (main floor)”
These specifications help you compare accurately and understand the real value in the quality of finishes and labor being provided.

Why It Matters
Cheap quotes often mean cheap materials or missing scope details. Many homeowners discover too late that:
• The included lighting is a small 3” pot light (not 4” or 5”)
• Trim is builder-grade 2.5” instead of high-end 5” profiles
• Painting, disposal, or patchwork wasn’t included at all
Nova Décor ensures every item and trade is accounted for upfront.

Custom Design & Permits

Our in-house designers prepare floor plans and 3D concepts to bring your ideas to life. Whether your renovation needs an Architect for layout changes or a Licensed Structural Engineer for wall removals, we include these services in our pricing when required.

Every load-bearing modification we make complies with Ontario Building Code and is structurally approved. Once approved, we take care of all permits, zoning, and engineering documentation.

Step 04

Material Selection & Scope Planning

We guide you through selecting cabinetry, flooring, fixtures, tile, paint, and lighting — balancing quality, style, and budget. You’ll know exactly what’s included before construction begins.

Construction & Project Management

From demolition and framing to electrical, plumbing, drywall, and finishing — our licensed trades work under the direction of your dedicated project manager. We stay on schedule and maintain a clean, safe worksite.

Permitting & Inspections – Always Included

Nova Décor takes full responsibility for all required permitting and municipal coordination—so you don’t have to. This is one of the most critical differences between reputable remodelers and contractors who cut corners.

Who Performs the Inspections?

When you renovate a home in Markham, all construction inspections are conducted by the City of Markham Building Department. This municipal department ensures all work complies with the Ontario Building Code (OBC) and local safety standards.

These Inspectors Review Work in Stages, Including:

  • Structural framing – confirming proper load-bearing supports and engineering compliance
  • Rough-in plumbing and electrical – before walls are insulated or closed
  • HVAC and ventilation systems
  • Insulation and vapor barrier placement
  • Final inspections – before occupancy or use

Nova Décor schedules and manages all these inspections as part of our build process.

Why Are These Inspections So Important?

City inspections protect your safety, your home’s value, and ensure the renovation meets legal standards.

Structural Safety: Ensures load-bearing walls are removed or modified only with proper engineering
Electrical Safety: Prevents fire hazards from improper wiring or overloaded circuits
Plumbing Integrity: Ensures no cross-contamination or leaks that could cause damage or mold
Energy Efficiency: Inspections confirm insulation and window upgrades meet efficiency codes

What Are the Risks of Skipping a Permit?

Unfortunately, some contractors avoid permits to save time or money. But the homeowner bears the legal and financial risk—not the contractor.

Risks to Homeowners Include:

  • Fines or Stop-Work Orders issued by the City of Markham
  • Forced demolition or costly rework to correct non-compliant construction
  • Void home insurance if damage results from unpermitted work
  • Complications when selling—buyers and lawyers often demand proof of permits and inspections

🏠 Selling Without Permits = Red Flags for Buyers
Unpermitted work can delay or derail a real estate transaction. A buyer’s home inspector or legal advisor may flag the issue, resulting in lost deals or price reductions.

Nova Décor Protects You From These Risks

We always:

  • ✅ Obtain required permits
  • ✅ Include architectural and engineering drawings
  • ✅ Coordinate all inspections with the City
  • ✅ Build to code and pass inspections without shortcuts

Meet Al, Robert and Teresa Spagnolo

Al Spagnolo – Founder and Master Craftsman

Al Spagnolo founded Nova Decor Construction Ltd. in 1979, bringing a passion for custom cabinetry and a vision for transforming residential and commercial spaces. With decades of hands-on experience, Al’s dedication to quality and craftsmanship laid the foundation for the company’s reputation. His leadership and commitment continue to inspire the team and drive the company’s success.

Al immigrated to Canada in 1971 from Calabria, Italy.

He learned a great deal from his father, who was a carpenter. When he came to Canada, he wanted to learn the trade and began working as an apprentice to learn everything from framing, trimming, cabinetry, stairs, and building homes.

When he started his business in 1979, he focused on custom cabinetry for commercial work, such as beauty salons, restaurants, and storefronts. Residential work was also a big part of the project, with updated homes and renovations completed.

In the 1980s and 90s, there was a shift, and residential renovations became the prime focus. Building additions, whole-home renovations, and custom homes were the primary source of work for Nova Decor Construction.

Al enjoyed serving local customers who often asked for repeat work, and his name was easily referred to, especially among the commercial owners.

When Al’s son, Robert, joined the business, he quickly became a mentor and teacher, passing down all his knowledge, as Robert desired to one day take over the family business.

Now, you will find Al in the office and occasionally on the job site to meet clients. He makes a great espresso when people visit the office.

Robert Spagnolo – Project Manager & Lead Carpenter

Learning the trade at an early age, Robert joined Nova Decor and now leads our on-site teams. As Project Manager and Lead Carpenter, Rob ensures each stage of construction is completed to code, within budget, and on schedule. Robert’s attention to detail and commitment to excellence are evident in every project he manages.

Robert was eager to join Nova Decor following his graduating high school. He became an apprentice, learning from his father Al all there is to know about the construction industry.

In 2001, Rob became a Project Manager and Lead Carpenter, leading a team in various projects focusing on interior renovations and kitchen cabinetry installation.

Robert enjoys attending trade shows where he can learn of new and upcoming materials and tools that can be used on the job site to keep current in the market.

Robert is a natural problem solver when it comes to needing to find a solution on the job site. Communicating the problem and solutions to the clients is key and customers feel comfortable working with him throughout these processes.

Robert now leads a crew of three on the job site and works closely with our licensed and certified trades to get the renovations done efficiently and by code.

In 2020, Nova Decor Construction was passed on to Robert who is now the Owner of the company and continues to pass on the family name in the business.

Teresa Spagnolo – Project Designer and Manager and Kitchen and Bath Designer

Teresa joined the team in 2017, bringing a fresh perspective to kitchen and bath design. As Project Manager and Designer, Teresa collaborates closely with clients to envision and realize functional and beautiful spaces.

Teresa’s creative approach and dedication to client satisfaction make her an invaluable asset to Nova Decor.

With a career in Social Work for 15 years, Teresa decided to follow a dream of working with customers to design spaces in their lives that reflected their needs and aesthetic.

Teresa joined the family business in 2017 with a passion for design.

I am self-taught using design programs and utilizing online training programs, which allowed me to design kitchens and homes that really addressed what our clients needed for their homes to be functional.

Having a large family herself, she knows firsthand how organization and functionality can impact the family daily.

Sourcing quality materials that stand the test of time, have incredible warranties, and a focus on Canadian-made products is an integral part of her job.

Attending trade and design shows is crucial for keeping up with trends, but more importantly, it helps us find materials that will meet a wide range of clients’ needs.

Teresa will be the first contact when reaching out to Nova Decor. When she visits your site, we will have in-depth discussions about what doesn’t work in the current space, the client’s needs, and the budget.

After measurements are taken, Teresa will provide a detailed quote and plan for the renovation, keeping the budget in mind.

Teresa can be found in the design centre working with our various reps to keep our showroom relevant, or on the job site meeting with clients.

As a primary contact for change orders or schedules, Teresa’s ability to maintain open communication and fluidity of the project has supported clients.
